Bird of Paradise: Who knew I would have a bush in the back yard!

Bird of Paradise: I have always loved them now there is a bush in our backyard! I have loved Bird of Paradise, since my first visit to the West Coast I have fallen in love and continue to love Bird of Paradise. I flew in to Phoenix, Arizona to visit my friend in Mesa, Arizona. I have never seen Bird of Paradise, the Flower and I fell in love. So who knew that a hundred years later I would be living in a home and have a Bird of Paradise Bush in my back yard! For those who are not familiar with, well let me share with you some of the common names: In South Africa they call this the Crane Flower! I find it a good choice for a name!   The best part is Bird of Paradise is the official flower on Los Angeles. Who knew that my like and wants and needs would lead me to a city where the flower is recognized as the “Official Flower” of the City of Los AngelesJ If you do not believe and think it is a coincidence well we will disagree! How to gauge the Westwood-Century City Single Family Market Trends…

Westwood- Century City: Single Family Market Trends Often times, I work with small to medium investors and their concerns are always two or threefold: one how fast can they get in and out of the project. The second is a fear, what if the market changes. These are clearly legitimate concerns since what happened when the Market tanked in the not too recent past. The third concern is, will they make a profit? My advice is to look at what “the big boys” are doing, if you see large developers doing big projects the odds are you will be safe for the next two to three years. So the focus should be seeing what the big developers are doing if they are taking on big projects no reason to stress about your own project. There are many other ways of gauging how the market will fare:  one of these benchmarks is The Median for Sale Prices year over year and month over month.  Other one is the Median Sold prices year over year and month over month. Since I have been working with a great many developers in the Westwood-Century City area, I thought it would be appropriate for me to look at how the Westwood Single Family Median for Sale vs. Median Sold fared. Not surprisingly the Median for Sale Prices were up by 7% I sensed it every time we submitted an offer. I suggested we go higher because the next time this will be the benchmark for the next listing. Some of my investors understood this concept others did not. The ones that did not missed out and sadly I was right! To give you actual numbers in August 2013 the Median for Sale Price was $1,674,000 in Westwood-Century City and the Median for Sale Price in August 2014 was $1,795,000, this was a $121,000 increase, in other words 7% Now let’s look at the Median Sold Prices. August 2013 the Median Sold Price was $1,610,500 and in August 2014 the Median Sold Price was $1,826,944. That is a $216,444 increase or in other words a 13% increase. Most investors would have been happy with an 8-9% increase. This clearly is found money for them if they got a property and were able to flip it in less than one year.   Just to be clear this same principle applies to regular buyers as well not just for investors. Where to live Beverly Hills or Malibu? Foreign buyers always wonder..

Often times when foreign buyers begin their search for a home, they start focusing on areas such as Beverly Hills and/or Malibu. This question always comes up: where would you want to live and call it home? In my experience foreign buyers who are not familiar with the Greater Los Angeles area first focus on Beverly Hills and Malibu because it has name recognition. Once they realize that it is a totally different lifestyle and price point, and then we have the opportunity to expand their search based on what is important to them. For example, they might like the Palisades that is Pacific Palisades or Santa Monica, because it is closer to the West Side of Los Angeles and the Airport but still is on the Ocean or close to the Pacific Ocean. Others might realize that outside of Beverly Hills, there is Brentwood, Bel Air and Westwood to name a few great places to live. This is clearly determined on taste and likes as well as price point.   I guess, the best way to describe it is, as if you like Champaign and you prefer great Champaign but some people prefer Don Perignon others prefer Krug. Some love Vintage Champaign others love a good value and prefer Krug Non Vintage. It is all about tastes likes and value systems whether you buy a home in Beverly Hills, Bel Air or Malibu. They are equally wonderful places to live but it is strictly a matter of choice. I love Krug Non Vintage for the taste and the value just like some people prefer Beverly Hills over Malibu. Bel Air – Holmby Hills, 90077 Zip Code:   Real Estate Market Update! The 90077 zip code has been and is a very desirable destination place to live in the greater Los Angeles area from all over the world. Bel Air is equally loved by families who want to have their children in a good school system, as well as the super affluent who just want to have a residence where the who is who of the world had and call Bel Air their home in the past fifty plus years as well as the present. I have written before that Ronald Regan, Frank Sinatra, Elisabeth Taylor and many others have called Bel Air their home. Dr Phil and many others live in Bel Air quietly and unassumingly.  There are many others who do not want their names on a public posts known that they still call Bel Air their home. I have noticed in the past couple months that the Bel Air Real Estate has cooled a bit in the Luxury Segment. So I decided to find out if my perception was reality or not. It turns out when an area has been super hot and it cools down we get anxious. So with that said let us look at the facts.   The Median Sales Price is up by 2%. August 2013 the median Sales Price was $1,900,000. Now August 2014 the Median Sales Price is up to $1,945,000. This I actually find interesting. Inventory is down by 17% and Sales are up by 43%. So the perception is not quite the reality. The market is still very active. So let us look at the Days on Market this usually tells us how the market is. Interestingly the days on market are down by 4%. August 2013 the average was 77 days now in August 2014 the days dropped to 74. In conclusion, days on market are down, sales prices are up, inventory is down and sales activity is up. Considering buying or selling a Vacant Lot in BHPO? Call an Expert…

If you are buying or selling a Vacant Lot in BHPO you need to get an expert’s evaluation as to the true value of the property or as to how the market activity is. Selling land is not like selling a Single Family Residence in Beverly Hills Post Office (BHPO) it is not as cut and dry. There are many tangible and intangible factors that determine the true value of the land. The land values vary a great deal, depending on size, steepness, geology to name a few factors. There is a value to having a Geology Report and a Topography Survey to get a better assessment of what the true value of the land is. This point is becoming more and more important since the Hillside Ordinance has changed the dynamics of what you can build and clearly living square feet will be a big part of the future value of the new construction as well. The short answer is you need a Land Specialist to determine Market Value as well as the ability to get a home approval from the Building Department. Just to give you an example, currently there are fifteen Vacant Lots on the market in Beverly Hills PO and of those fifteen the prices vary from a low of $250,000 to a high of $7,895,000. Interestingly enough there are a few lots that are around 6000-8000 sq. ft. of land and the largest parcel is around 3.5 acres. Clearly you can see that there has to be an explanation and the data interpretation is critical for determining what the difference is between these lots as well as their value. To give you an extreme example if you looked at the chart below you would think that there has been a price increase of land by 995%J!
