SOLD!!! Vacant land on Vera Canyon, Malibu, CA SOLD!! by Endre Barath, Jr.! There have been many challenging lots which I managed to sell over the years. This one was clearly on the top of the list. The property has had numerous challenges: It was a hillside land, so the hillside ordinance has jurisdiction over the building process. The builders will need to prepare a Geology & Soils Report. Then there was a stream running across from it. Hence an environmental impact report has to be done to make sure how to protect the stream i.e.: a bridge has to be built. Then on top there were protected vegetation such as Oak Trees on the property so an Arborists report has to be filed and worked out in order to build i.e.: determine which trees can be moved and which ones have to be worked around. Then on top of all that the normal Natural Hazards Report has to be done to find out in which of the natural peril this property is located in and how to work around that. Needless to say I appreciated the buyer and the buyer’s agent working through all these challenges. Then on the last second before it was to record someone put a Judgment on the land so the recording was pulled and the issues had to be cleared up. So a ten day all cash escrow took about 45 plus days to close. Clearly it was amazing what the Title Company & the Escrow Company did. This was truly a joint effort by all parties. Oh and did I mention the Sales Price was $30,000. Often we end up working much harder for the smallest commissions. Hello fellow Active Rain Members: most of you know me I have been around a while… I usually express my opinions openly and clearly within the community. No one can say that they are not sure where I stand on a subject. Quite frankly I have often taken the “less then prudent” or should I say “not the politically correct position”. In spite of my positions, in spite of the glitches over the years by the technology, in spite of the unannounced “improvements”, in spite of taking on the “favorites of the moment on Active Rain” many of who are not here anymore if I might state, somehow I managed to reach the Million Point Mark. I became the 106th millionaire on Active Rain. Quietly not making a big deal I just want you to know I reached it with many obstacles in my personal life, my business life and in spite of the glitches of Active Rain and in spite of all the changes on Active Rain I still reached it. Somehow by the encouragement of the community I got here. Somehow with my razor sharp focus I got here. So now I would like to share with you some important messages that I believe got me here? There were a handful of members on Active Rain, none of them are here anymore who gave me great advice. Their message to me was clear as day, they said to me… I will just repeat it here: 1. Do not get confused about the drama around you. Keep in mind what your real objective is: to generate new business and spread the word about you. 2. Do not get depressed about things you have no control over, such as the changes the bad management decisions: focus on what you want to achieve on this platform 3. IT is not about what other people do, what other people say: it is getting your message out. Now this message I wanted to share and on top of the advice I receive I would like to add my own advice: 4. In addition to getting your message out, focus on building relationships. It is not about the points it is about the connections you make here. I have ex-Active Rain friends on Google, on Face Book and other platforms which I cherish. 5. Do not get confused: it is getting your message out so clients can find you so do not get buried with the day to day politics on the platform or who are the favorites of today’s management. 6. Keep in mind most of them will be gone and directions will change before you reach the millionaire status. 7. It is great to get’ featured’, but do not grouse when you know you wrote a great post and it did not get featured. I can assure you, many of my best posts went under the radar of getting featured and some of my mediocre ones did get featured. In conclusion: I do not like or liked many of the changes on Active Rain, never the less I am grateful that Active Rain allowed me a platform where buyers and sellers could find me from all over...

Business Etiquette 101: Pet Peeves of Endre Barath, Jr. Greater Los Angeles Realtor! As most of you know I am very accommodating and willing to help out anyone Real Estate related. Needless to say I have a few Pet Peeves that I will never modify: 1. If you call me from a Private Number be prepared to get my Voice Mail. I will be happy to call you back provided you leave your number and repeat it for clarification purposes. 2. If I am in a meeting with a client be prepared to get my Voice Mail. I am not rude and the client has my undivided attention. After all we have not met yet. 3. If you call me from an Unidentified Number be prepared to get my Voice Mail. Same rules as #1 apply. 4. If you put me on speakerphone without asking or making me aware I find that rude. Therefore be prepared that you have just lots me as a trusted advisor or at the minimum did not earn my respect. On the other hand if you tell me that you are driving and ask if I do not mind I will put you on speaker phone. That I can live with… I just find it that if you do not give me the courtesy you are a rude person and if you are rude in the first few minutes of our conversation I would hate to see what you are like when we start getting serious and negotiating offers… Therefore you might need to work with someone else. 5. I always introduce myself when I answer the phone please give me the same courtesy. I will do everything in my power to help you get the best property at the best price, just treat me with courtesy and class as I will treat you. Honestly in today’s world we still need to remain Charming & Savvy. I am not asking a lot, but if you cannot do that, then clearly I am not the Realtor with whom you should work. How much would you pay for this view? 6993 La Presa Drive, Los Angeles, CA 90068 Yesterday, I was at a Probate Auction in the coveted Outpost Estates. The actual address was 6993 La Presa Drive, Los Angeles, CA 90068, some of you who read my blog posts on a consistent basis; know I have written about the benefit of living in Outpost Estates. In case you missed one of them check out this link http://actvra.in/HRS This property was marketed for the past three week through all the venues Realtors get the word out. My client, his architect and his partner we all went and saw this property at least twice prior to bidding. I did my market research and based on the most recent comps determined that a new home on the size of land could command a huge dollar amount. Having stayed close to all the activity I was aware that there were at least fifty or more people who spent time at the property. Now keep in mind these were just the ones that signed in. I suspect another twenty five or more went at different times. Clearly there would be a lot of people present for the auction. This was a no contingency best and highest price auction. All investigation had to be done in advance as to size, and what could actually be built here and needless to say the ability to perform was indicated by bringing a Cashier’s Check for $10,000 to be allowed to bid and having a blank check to be able to write the difference of the 10% of the accepted bid. Keep in mind the lot size was about 18,000 sq ft and the house as far as I was concerned was a total teardown. He property was underpriced and was listed at $699,000. I did the research and shared the comps with my client. I anticipated the highest value to be around $1,200,000. They felt that they would be willing to go to $850,000. For that price I thought it would be a great upside to it. I suspected the property will go out somewhere around $950,000-$1,000,000. The bidding was moving slow and started sputtering around $800,000. It looked promising at this point. Then there were three people who did not even step into the bidding until this point. Needless to say then it took off like a rocket ship to about $1,150,000. Then there were only two bidders left and would you believe it the winning bid was $1,270,000. Although I was disappointed that we did not win the bid, I felt clearly vindicated and my clients understood that the value in the Greater Los Angeles Real Estate market is there for not only buying but creating some fantastic properties. After all isn’t this a $5million dollar view once it is done? It’s good to be back on Active Rain and being able to post my thoughts & musings about Real Estate and everything else. As some of you know I have been absent from writing Blog Posts on Active Rain. There have been all sorts of issues that were preventing me from uploading ‘new post’s & ‘new pictures’. Clearly some where the side effects of the ‘new improvements others might have been from ‘previous improvements’ the bottom line is Kerrie and company have been trying to help me out. Those of you who sent me private messages on what I should try and how that might affect my inability to post new information, I am very grateful for. It was frustrating to see that some members were able to post and I was not. The solution I suspect came from Alexandra S. suggestions as well as what the Active Rain Techno guys were doing in the background ( you know: those nameless and faceless tech geeks) thank you for your help. Now with that said, this is my second post in about six days and more importantly in the past sixty minutes. This unfortunate circumstance reminded me how important it is to have the ability to get our message out. If we cannot get our Real Estate message out, the buyers and sellers will not know what happened. Why did we fall of the map? At the same time it also made me think how important it is to have a backup plan. Not just about getting the message out but just in our everyday activity. If one thing does not work, then there has been another way of getting the activity done. Finally it made me see also that it is not enough to have a couple back up plans, but we still need the support from friends and experts who can freely and generously give their help when all else fails. It appears that Blogging and Real Estate are Team Sports. Thank you again for all your help. Day in the life of a Los Angeles Realtor: Challenges of staying ahead of the new technology. I have written more than once about how we as Realtors are always in the forefront of new technology. We are so obsessed with wanting to provide the best client service to our potential buyers as well as potential sellers that we tend to get the newest gadgets to provide faster and better information to our clients. Then there is another prevailing thought that influences us: that is, if it works why change it? As most of you know I have been a loyal BlackBerry customer since they first came out with their smart phone. Once I got used to switching from a standard LG flip phone I was hooked. Hard to comprehend that has been over twelve plus years (if memory serves me right). I have had my BB Bold which served me well for most of what I needed which consisted of sending emails, as well as texting and answering the phone. I resisted the iPhone trend and I did not see a reason to jump ship and go to a different smart phone. Well long and short of it, there were comments from lenders, fellow agents, friends, clients and just in general from people I came in contact when will I come out of the stone ages? I kept reading about the trials and tribulations of the company and finally felt that change will be necessary. There were a few events as some of you know which pushed me over: 1. I started getting my email 15-30 minutes later. Verizon was pointing fingers at Godaddy, they in turn were pointing the fingers at BlackBerry and the finger pointing continued. 2. This was followed by the email servers going down which affected Verizon & BlackBerry as you know I was on the phone with all three for over 4.5-5hrs. Clearly I was of the impression that everything was fixed. Sadly, that was not the case and now I realized that support was lacking at two out of the three places. 3. It was obvious to me, that these technological challenges were now affecting my client service. Therefore I need to rectify this problem ASAP. I have never been a fan of herd mentality. I needed a phone that seems to be functional and now with that said I jumped on the bandwagon that millions of Galaxy S5 owners cannot all be wrong. As I was setting up my phone, I discovered that Verizon actually knew that there was a 15 minute delays of providing emails to smart phones, but they failed to disclose this to me. How interesting it made me ponder: Were this just a few bad Tech Support people or was this more intentionally trying to damage the reputation of BB? Why was the BB Tech Support person not aware that this is done by Verizon? Had they both been clear and straightforward in their clarification I might not have the new Galaxy S5. This of course made me think how important it is for us Realtors, that we convey our knowledge of the factors that influence Real Estate Values when we represent buyers or sellers.
