The best Cinco de Mayo party: Dr Yee’s Santa Monica,CA, Party I have been a dental patient of Dr Yee’s for the past 16+ years. Most people do not like to go to the Dentist I am no exception. Now that I have been going to her for so many years, I must say, she is an exception to the stereo typical dentist. I look forward to going to her office. She has the best staff and on top she is a Perfectionist, virtually the painless dentist. Diane and I have only went to the past couple years to her famous Cinco de Mayo party at her home. Always other obligations prevent us from going. Now that we have been there twice we are keeping our calendars open for next yearJ. This is too good to miss! She celebrates her staff and uses this opportunity as a client appreciation as well, by opening her home to all. I have never been to a party where there was 20 times more food than anticipated guests. Truly a feast! She not only had her dining room, her kitchen, her eat in kitchen; her back yard was all filled with food. On top of all this she had a caterer making more as we were there; in addition she had a Sushi Chef come as well. Speaking of which who was CIA, Noma, Spago as well as locally in Japan trained as well…. Anyway I can go on and on. Needless to say I am sorry we did not bring containers as she suggested in her invitationJ! Not only did she have all this food, but she also had a Mariachi Band entertaining all her guests. I am so glad we did not plan other functions yesterday. This was truly a great event. What can Active Rain do for you? This question is often asked silently by beginners on Active Rain as well as agents who have never heard of Active Rain. Well the answer could be very detailed and long. In this case the short answer is: I was interviewed by Investor’s Business Daily just recently! As an internet savvy Realtor I am on most platforms from LinkedIn to Google+. My Blogging has begun on Active Rain and I personally can attribute my International Client Base in a large part to my blogging and syndicating my posts all over the World Wide Web. Active Rain often has contests that sometimes I participate and some I do not. My participation strictly depends if I think it fits in with my business plan and my blogging or if I have the available time to dedicate to the particular contest. There are times I just do fun posts, which I find beneficial to share, such as wine recommendations, restaurant review, book review and recipes that I like. These are all intended to generate a client base that has similar likes and tastes. The secondary benefit is to allow Realtors and everyone to better know me. On my planet I would preserve nature and work in conjunction with protecting nature as we develop our cities, towns and urban structures. Many times as I get older I am finding myself talking to myself “If I was king” I would do this or I would do that. Well one of my fellow Active Rain members created a contest to address this very subject, something along the same lines. He called it “Not on my planet” well this truly intrigued me, but I have been so busy and not focusing on this until now, (nothing like waiting to the last moment). I realized that if I had total control over decisions then I would make sure that we live in harmony with nature and integrate our modern way of life by being cognizant of nature and not destroy but rather preserving it. We clearly have the ability to work with nature and still create great architecture and allow developers to make money without destroying our environment. Still I see many developers who are trying to take shortcuts at the expense of our environment and nature. So how could I stop them? The answer is very easy. I will use the example that exists in Finland when it comes to controlling speeding cars on the road. The technique is very effective. If you drive at excessive or should I say above the posted speed limit in Finland and you get pulled over by the police your ticket is based on your “income”. Basically you have to pay a portion of your income for the speeding ticket. So visualize this, if you are very affluent and you make a lot of money your Fine will be much larger than if you are a common unskilled laborer per cent age wise it will be the same. Needless to say the result is the same: the per cent of your income will be equally painful to your wallet. Hence there are virtually no speeding violations in Finland. Now with that said if developers did not behave as “good developers” maintaining and working in conjunction with preservation of our natural habitats and resources they would be punished or fined based on their income. Then I am confident that “on my planet” we would only have “good and caring developers”. My First Real Estate Transaction: I will never forget it! I just came out of the Army and moved back home to my parent’s house in Waterbury, CT. I saw this great Old Colonial House about one mile from my parents’ home. It had so much character hidden behind twelve to fifteen layers of paint. There were beautiful hardwood floors underneath green shag carpets. There were four beautiful oversized bedrooms on the second floor hidden behind three or four layers of wallpaper. This house was calling me to bring it back to life and to 1983 standards. Having never owned a home I bought my father along to help me either talk me into or out of the saleJ. Keep in mind my father bought a brand new home and he had no idea what a 1920’s home would entail without a garage but with a set of 55 steps to get to the porch. He just loved the home as I did. We both loved the Realtor; she was a good looking successful woman driving a brand new Jaguar and told me this would be a perfect home for me to bring back to life. Keep in mind I have never been really handy so here was my chance to learnJ! Needless to say there are many stories I could share about my efforts to bring back this great home to life that of course would be many future blogs. Now with that said the purchase was smooth, there was no home inspection, and there was no advice from our “hot real estate agent” about getting any inspections such as plumbing, roof, fireplace or any of the other important things such as the boiler or the heater. I did not have any money for down payment, since I spent my money traveling all over Europe when I was stationed in Germany. Hence my father gave me the down payment and I got a CFHA Loan (this was the State of Connecticut’s version of an FHA loan). Needless to say, the Bank, the State of Connecticut, my father and I became Partners in the purchase of this great home. The sale was ‘smooth sailing’ we offered full price, no contingencies and everyone was happy. My mother was happy that I was near her after being away for the past ten years at colleges all over the US and being in the Military overseas. It was a happy purchase. From this experience, I learned in retrospect to always look out for the interest of the buyer even if the buyer does not know what he or she is getting into it. So this experience clearly caused me to become a teacher and a mentor to first time buyers and many ended up not buying because of my education. Clearly I might make less money but I sleep well and those who buy become my clients for life! At the same time I learned to prefer helping and working with seasoned investorsJ!
