North East Corner of historic Laurel Canyon & Sunset Blvd aka 8181 Sunset Blvd. As I was waiting to meet my out of Country Client to look at properties I figured might as well enjoy the activity. As I sat in my car at the Chevron Station I managed to watch a few Hollywood locals pass through the Gas Station. Most people seemed to be in a good mood it was sunny and about 65 degrees. Not too cold but comfortable enough to get everyone out on this late Sunday morning. Keep in mind this is where everyone fills up their cars, trucks and other transportation vehicles before they venture into the hills. Keep in mind Laurel Canyon is rich with Hollywood History, the road was built around 1907 or so and lots were subdivided and sold off Lookout Mountain Ave around 1910 or so. They were mostly hunting lodges, bungalows and small cottages. This is where Angelino came for the weekends and summer vacations. In time it become more built up. Then in the 1960’s it became home to not only the Hippies but to the likes of Frank Zappa who had a log cabin in the hills. Jim Morrison lived near the Canyon Country Store. Mamma Cass Eliot of the Mammas and Pappas called Laurel Canyon home. It was not unusual to see Mick Jagger, Joni Mitchell, Crosby, Stills, Nash & Young. Anyway I did not mean to digress. Just made me remember and recognize that the people who were filling up at this historic Gas Station are the new, current and future who is who of the entertainment scene of Los Angeles. As I was thinking of all the changes I realized that things remain the same. Then my client showed up. Off we went to find her future spot in Historic Laurel Canyon! Tree Roots and Developers: Seriously will this be a cost savings? I was watching a property in Westchester, CA in the 90045 Zip Code. Clearly it had great potential for an addition and updating. As I suspected, sure enough a Developer bought the property and an army of craftsmen descended on the house. There was a magnificent tree that looked like it was getting a trim. As I went back a few days later realized that now it was being cut down by people who did not know what they were doing…. Then I saw a new driveway being poured again I wondered are these skilled laborers or the ones that you pick up in front of Home Depot and pay them a day wage and they do whatever you tell them to the best of their abilities without much skill or training….. Amazingly a few weeks later not months later I saw a For Sale Sign on the property from an out of area agent. Ironically the property was and is overpriced, do not take my word for it, my market reports tell you that everything that is priced correctly is virtually gone in a few days to a few weeks in this pocket of Westchester. As a matter of fact in all of Westchester. This one is still here as the neighbors and buyers pass by the property daily and weekly. Literally bypass the property! Look at these two pictures, my take is, it would not have cost that much more to pull the rest of the roots of the Tree and then re-do the walkway. Also instead of rolling grass over the main remnants of the trunk of the tree, it would have been more valuable to pull the rest of the tree up instead of leaving the eye sore. I will be interested to see, when spring rolls around what the buyers will say about the brown patch and the hill where no grass grows. They will be wondering how expensive will it be to correct it. In my opinion when buyers see this kind of “short cut” mentality, they start wondering where else did the developer take short cuts with the inside of the house. So my take is, this will ultimately cost more to the seller. Longer holding costs, price reductions and ultimately might even have to make the corrections to be able to sell the house. So why not do it right from the beginning. Doing it right from the beginning is what I call Cost Savings in the long run. Generally it will sell at a higher price if you do quality work, rather than shoddy workmanship. Keep in mind the Media Price has increase as I wrote in previous posts about this so interestingly the Average Days on Market has increased as well. It is not a major increase hence I attribute this to the Lenders not being as aggressive with the closings due to the Holidays. Introduction: Part One of the Wine Series: by Endre Barath, Jr. Consider this series of blog posts not as a class or lecture, rather as a wine adventure. Wine tasting and drinking should be fun. The only quiz you will have at the end of the series or after each post is, that I hope I have inspired you to try a bottle or two from those regions I wrote about. Once you did try one, I hope you will be brave and try out not only the ones I mentioned, but become adventurous and try some I did not mention and share with us your thoughts. The order or should I say sequence of writing about the wineries and regions was strictly based on the fact that I live in California so I might as well take a tour of the Wine Regions of California. As most of you know California is not only the fifth largest economy of the world but it is ranked very high on the wine production list as well. Let me clarify it, the United States is the fourth largest wine producer in the world. Hence the logical question is “where does California fit in?” California produces 90% of the wines in the United States, so it is safe for me to jump to the conclusion that California is the fourth largest Wine Producing Regions in the world. Almost everyone is familiar with Sonoma, Napa, and Russian River as being fantastic wine producing regions of California. Lesser known are Lake County which borders Napa. Hence the odds are in our favor to find some great wines at a reasonable price in Lake County. Often forgotten California Wine Producing Regions are The Santa Ynez Valley and the Temecula areas, hence the odds are, we will find some great wines at a reasonable price there as well. The tendency is if it recognized or “sexy” than it will be expensive. So keep in mind that if the climate and the soil is identical the odds that the “not so sexy” wineries will produce some good wines too. So with that said I will try to pick one or two great Wineries in each region. Keep in mind I am aware that there are great wine growing regions in Oregon as well. Per cent wise, they must be in the 7% range of wine production in the United States. I am also aware that the rest of the country has some Wineries as well, never the less the remainder all combined add up to about 3 % of the wine production of the United States. I will write a post about Oregon Wines later on as well, because they truly deserve recognition. I wish I could write about all the Wines but that would not be possible since there are too many Wineries now. I do not mean that in a negative way, had I started this series in the 1960’s it would not have been a problem, because back then there were hardly any wineries in the US and the ones that existed were barely known for good quality, you know which ones I am referring to, the ones you could find in your local grocery story and was sold by the Gallon Jugs....

The Median Sold Price by month is up by 6% in Westchester. These are interesting statistics. The facts are, that in November 2013 the Median Sold price in the 90045 zip code was $770,000 and now in November 2014 the Median Sold Price is $820,000. This is an upward tick of $50,000! Clearly other factors should be looked at as well. For example the Days on Market as well as the volume of sales to name a few will have an influence on these statistics. Generally the combination of these and many other factors such as consumer confidence and interest rates as well as what world events as they are occurring will always have an influence in the positive or the negative. The bottom line is they all have an influence on these numbers. This is one of the reason you should take advantage of the services of a knowledgeable Realtor, who can navigate you through all the numbers in order that you could make an informed decision whether you are buying or selling your home. The Bel Air Median Single Family Residence Prices are down 28% year over year. This clearly shows that there are some great buying opportunities before the end of the year. November 2013 the Median Sold price was $1,979,750.00 vs. November 2014 the median Sold price is $1,435,000.00 that is a drop of $544,750. Clearly once we look at the under contract numbers I would anticipate a spike in those numbers. The Beverly Hills Median Sold prices in the Condominium Market have dropped 14 %. On the surface most people would not think much of it, but if you look at our price points you will realize that in November 2013 the Median Sold price was $940,000 now November 2014 the Median Sold price was $805,000. That is a $135,000 drop. Clearly this is an indication of the increased inventory as well as Sellers not wanting to take chances and going into the Holiday Season holding on to their properties. Needless to say the ramification of this is, that Listings coming on the market have to take the current price points into consideration. Therefore with fewer buyers out there looking they need to make sure that they are priced to sell.
